Building Care & Protective Measures & Disposal Rules
BUILDING CARE & PROTECTIVE MEASURES:
All work areas shall be swept broom clean every night! Each job will be checked at the end of each day by the project manager. Include costs for this as part of your General Conditions.
- The public corridors along the route to the project route/ area must have wall protection up to 48” above the finished floor, taped along the edges with releasable tape (installed in a neat application) in order to protect existing finishes. It is to be installed at the beginning of project. All doorjambs, floors, and vulnerable wall surfaces along the pathway must be padded up to 48” above the finished floor, to protect against impact or scratches. Service elevator doors/jambs, walls/ceiling and floors are to be protected with moving blankets and traffic boards, installed using a neat application.
- At all times the Contractor/Vendor/ Employees should assign personnel to keep the hallways vacuumed and clean at all times during business hours.
- Damages that occur to any of the finishes will be back charged to the Tenant.
- Doors leading into the project area from the hallways are not to be left open at any time during business hours. Passenger elevator lobbies are not to be used or crossed by construction personnel for any reason.
- On full floor projects, the passenger elevator lobby is to be sealed off from the Tenant project site and the doors dust proofed.
- Place a large section of carpet inside all of the entries to the work area and be sure to keep it damp throughout the workday, in order to prevent traffic footmarks from getting on the corridor carpet.
- Upon completion of this project , all protection materials shall be removed, the project areas must be cleaned and vacuumed. Cleanup includes the entire access rout, including the service areas and loading dock.
- Under no circumstances are common public areas to be used for this project. No extension cords, propped open doors, or other obstructions are to be present in the common areas left at the loading dock, or placed in the building dumpster or compactor. All boxes must be broken down (flattened) and must remain inside your leased space.
- No employee or vendor is permitted to place items in the property compactor or dumpster.
- *Wood Pallets cannot be left at the loading dock or placed in the compactor. A disposal fee will be added to your account if your vendor does not dispose of their trash properly.
- *The property management office will refuse to allow access if the limits on the criteria above
TRASH & DISPOSAL
The building’s janitorial company is responsible for removing the normal daily office trash from your suite.
Please review the disposal procedure below:
- No items should be placed in the property dumpster or compactor.
- If any trash is placed in the building’s dumpster or compactor by unauthorized personnel. An additional fee will be added to your account.
- All boxes must be broken down, flattened, labeled with the property orange trash stickers, and placed inside of your tenant space.
- Our janitorial team will NOT dispose of any heavy, broken, non-functional furniture, unused products, or electronics.
- Items intended for disposal cannot be left near or on the loading dock.
- A disposal fee will be added to your account if your vendor or employee do not dispose of their trash properly.
- No vendors, employees, or contractors will be permitted to use the passenger elevators to remove or delivery for this project.
- No items can be deliveries or removed through the lobby.
